The Rhondda
Rhondda Cynon Taff is also known as the Rhondda Valley and is the Valley normally associated with the term South Wales Valleys.
Although generally the Rhondda is an excellent area for rental property and there are tenants for any property purchased there are certain quirky trends to be aware of. This is where local area knowledge is key to building a successful portfolio in The Rhondda. To name two quirks as examples property in parallel streets can attract completely different values and rental yields. This is due to the fact that one street could be used as a popular through road so there is a traffic issue at peak times. One other is property on adjacent sides of a street where one side is a large three story property the other is a smaller two story with a forecourt. You would expect if using price per square foot that the three story would be worth far more. The truth is the smaller property with the forecourt would not only generate more in rent it would also have less voids and would have a higher re sale valuation.
Since the collapse of the mining industry, other opportunities have arrived for the people of the Rhondda, although generally these opportunities are found to the South and in particular Cardiff. Due to this the property prices drop on a fairly consistent rate the further you head North from Cardiff, with the trend continuing up through the valleys. The only exception to this being Treorchy where property prices are as high as Porth, even though it’s one of the Northernmost communities in Rhondda Cynon Taff. There is also a visible difference in both rental returns and property prices between Rhondda Fach and Rhondda Fawr, with Rhondda Fawr being the better of the two valleys.
The Rhondda Urban area is the fourth largest area by population in Wales after the cities of Cardiff, Newport and Swansea. The population boom can be attributed mainly to the industrial revolution and in particular due to the fact that The Rhondda sits on top of the largest continuous coal field in the UK.
The Rhondda Valley is split into two and known as Rhondda Fawr (Big Rhondda) and Rhondda Fach (Little Rhondda). The area is named after the two tributaries of the River Rhondda that meet at Porth (the Welsh word for Port) also regarded as the unofficial capital of the Rhondda.
Porth Is where both valleys meet, travelling up through Rhondda Fawr you will pass through the following communities as you head north, Penygraig, Trealaw, Tonypandy, Llwynypia, Ystrad, Pentre, Treorchy, Treherbert. The only community south of Porth regarded as a Rhondda Valley community is Trehafod which links Porth to Pontypridd (a large South Wales Market town). The three main towns are Porth, Tonypandy and Treorchy all with notable high streets, the largest of the three being Treorchy, which is the largest of all the Rhondda communities.Heading north through Rhondda Fach you will pass through the following communities, Ynyshir, Tylorstown, Maerdy and finally Ferndale.
